A great land listing description does three things:
- Makes the best use obvious
- Answers the buyer questions upfront
- Creates trust by being clear about what you know and what you do not know
Below are copy-and-paste templates you can adapt for lots, acreage, and recreational land. If you are using concept visuals to show potential, keep disclosure clean and consistent. Listing Wand includes optional watermarking and can generate structure concepts and seasonal variants; see Features and Demo.
The Universal Structure (Use This For Every Land Listing)
1) One-sentence hook (best use + location driver)
Example: “Build-ready [ACRES]-acre homesite minutes from [TOWN/LAKE], with [VIEW/ROAD FRONTAGE/POWER].”
2) At-a-glance facts
- Location: [COUNTY, STATE] (near [LANDMARK])
- Size: [ACRES]
- Access: [PUBLIC ROAD / PRIVATE ROAD / EASEMENT]
- Utilities: [POWER], [WATER], [SEWER/SEPTIC]
- Zoning: [ZONING] (verify with county)
- Terrain: [FLAT / ROLLING / SLOPED]
- Notes: [KEY DIFFERENTIATOR]
3) Land highlights (bullets)
- [HIGHLIGHT 1]
- [HIGHLIGHT 2]
- [HIGHLIGHT 3]
- [HIGHLIGHT 4]
4) Build/use notes (be specific)
Write 3-6 sentences about where the best build or use area is, what makes it usable, and what a buyer should verify.
5) Due diligence prompt (reduces back-and-forth)
Example: “Buyer to verify zoning, utilities, and intended use with the county.”
6) Showing instructions
Example: “Walkable anytime. Please schedule a showing before entering the property.”
7) Disclosure (if using concept visuals)
Example: “Some images may be artist renderings for marketing purposes only and do not represent permitted plans or guaranteed build outcomes.”
If you want a disclosure watermark on the image itself, see Features. To generate visuals, follow How To or run the guided walkthrough on Try.

Add One High-Impact Line When Using Concept Visuals
Use language like this in your description:
“Concept images are provided to help visualize potential and are labeled as artist renderings. See actual property photos and verify feasibility with local authorities.”
To create those images from your real photo, start with Demo or Try, then review Plans.
